This offering from my collection is for a set of Frank Lloyd Wright blue prints, preliminary drawings and specifications for the 1952 Joseph H. Brewer residence, proposed for East Fishkill, Duchess Co. Wright had said, he regretted this house was not built. He felt it would have been spectacular and would rival, if not be equal to Fallingwater. The building plans and preliminary plans were taken directly from an original vintage set of blueprints. The sets offered, consist of 10 sheets of working drawings, 5 sheets of preliminary drawings and 47 pages of specifications. The overall condition is quite nice with some patina at the edges. This is a truly spectacular design. While the rendering and floor plan have been published in the past, a complete set of working drawings and specs have never previously been offered. Everything is at 1/4″ =1′- 0″ scale. 8.5″x 11″. Any questions, please ask prior to purchasing. Please inquire as to rates based on location.

Being offered is a full set of blueline working drawings for the Louis Penfield residence Scheme 2. This set was printed at half scale from original plans about 30 years ago and have been part of my personal FLW collection. The size is approximately 18″ x 24″ and are half scale. These can quite easily be reprinted at full 1/4 scale if desired. This second scheme designed remained unbuilt until recently. It’s interesting to note this scheme was designed on a 5′-0″ unit but revised in the final working drawing to a 4′-0″ unit The new owners of the Penfield property decided to build this residence. “River Rock” as it is called, was completed in 2025. These blueline plans consist of 9 sheets. See photo of content list.

THESE WERE USED IN THE RESTORATION OF THE HILLS-DECARO HOUSE BY MY FATHER. 27 PAGES IN ALL, SEE PICTURE 2 & 3 FOR THE LIST OF DRAWINGS. ALL ARE PRESENT EXCEPT A-19 WHICH WAS NEVER THERE. THEY ARE SIGNED BY THE CODE & ORDINACE DEPT. OF OAK PARK AND ARE EMBOSSED WITH THE SEAL ON THE FIRST PAGE. SOME MINOR WEAR ON THE EDGES. A LITTLE HISTORY: THE E. HILLS HOUSE WAS DESTROYED BY FIRE IN 1976. FOR THE NEXT TWO YEARS, MY FATHER REBUILT THE HOUSE TO THE ORIGINAL FRANK LLOYD WRIGHT DESIGN AND BLUE PRINTS. THESE PLANS WERE DRAWN BY ARCHITECT JOHN TILTON. THE ONLY OTHER SET IS STILL WITH THE HOUSE. THIS SET WAS USED BY MY FATHER IN THE REBUILDING OF THE HOUSE. Hello, contemporary home enthusiast. The house is approximately 2500 square feet in size, with a 2.5 car attached garage that alone comprises an additional 800 square feet. The “footprint” of the design is an ellipse-shaped home, and one that spirals upward progressively. In this way, the entryway is at ground level, and each room up and around the spiral i. Kitchen, to dining, to living, to bedrooms each increases 2′ in elevation (by way of three 8 steps in the center of the spiral), such that the top floor is at 10′ elevation (at floor level). It was intended to be constructed within a highly-wooded area and blend in with the trees (hence it being referred to as being somewhat of a “Tree House”). Primary inspirations for this design came from 3 sources. The Bavinger House, Norman, OK (Richard Goff). The Mushroom House, Perinton, NY. Included in this set is as follows. Early concept and planning sketches (digital archive, PDF). More formal floor plans, front/side/rear views, multiple variations (digital archive, PDF). “Lower” and “Upper” floor plans, detail drawings with color (painstakingly hard-drawn on foam core board). Blueprint-sized full drawing set, multiple variations (large rolled tube of full-sized drawings). The Main and most recent drawing set consists of the following. Page 1: “Lower” floor. Page 2: “Upper” floor. Page 3: Foundation Plan. Page 4: Left side/right side views. Page 5: front/back side views. Page 6: cut section drawings. Page 7: cut section drawings. Page 8: roof framing plan. Page 9: Projection elevations / windows (shows “rising height” of each successive room). Page 10: Heating plan, lower. Page 11: Heating plan, upper. Page 12: Electrical plan. Page 13: Plumbing plan. Page 14: Energy Calculations. Please note: these drawings are not Stamped. They were intended for a home construction project that I had planned (but had to abort) due to scope. If you like the design and concept, you (and your licensed architect) could use these plans as guidelines, and further develop these plans i. For your specific job site to a phase at which they are truly completed, stamped, and approved by your own Township. My hope is to put these “work in progress” plans into the hands of someone who cherishes the design concept as much as I did, and has the means to put them to immediate good use. Even though this is a copy of the original blueprint drawings it still feels like history coming to life when you see his name on the bottom of the pages! I found it interesting to see servants quarters on the first floor by the kitchen, a vault room off of the billiards room and a coal room, both of which were on the ground floor.
